You've seen it, that moment when you look at you home in a photo and say, "Wow! We live there?" That's what you want your buyer to see as they walk up to or into your home. Give them the same magical effect of disbelief and wonder you felt when you realized you were looking at your home and it's AWESOME!
Often, sellers get caught up in taking down all the family photos or the personalizing details of your décor, when in fact, a bit of rearranging would make the home show better.
Entry - from the outside.
From the street you'd like your home to look appealing and attractive at all times, but particularly when buyers are coming by to look at your beautiful home. A beautiful home will attract them instantly. Give them a nice welcome home sign, something that says this is where you belong. I recently found a bear with a wood -look sign that said Welcome! Standing beside a pretty bench, the bear offers a nice welcome and an artsy attitude. Seasonal flowers add a finishing touch.
Entry - from the inside.
This is where the ultimate "Wow! Factor" should come in. Put a mirror just inside the door, so your buyer can literally SEE THEMSELVES in the house when they walk through the door. Make the first vista visible from the doorway as enticing and open as possible. Give your buyer something of value to look at immediately. A well framed piece of artwork, a handsomely turned piece of furniture, or a beveled lead glass mirror would all be attractive and purposeful in the entry hall.
Appeal to their senses, particularly their sense of smell, hearing, and touch. Give them delicate textures, fine woven upholstery, touchable woods, and attractively painted walls with a sense of depth. Cooking aromas always attract well, particularly those that speak of homemade bread, pies, or cookies. Light a cinnamon apple candle for a nice light scent. Moving water, particularly in a small fountain, over rocks, or a planter entice the ear to follow. If it's in another room and the moisture gives their skin a nice glowing feel, you've won more points.
